Type 1 procedure (other) – pending                       
Address: 2440 S.E. Cesar E Chavez Blvd.

Plans call for constructing a six-story, 120,368-square-foot mixed-use building with 127 residential units, on-site parking and a public plaza. Stormwater would be processed on site via dry wells. Three adjustments are requested: reducing the minimum required number of bicycle parking spaces by 50 percent, increasing the building height maximum to allow for one additional story, and adjusting the base step-down by 50 percent.

The scope of work would include installation of telecommunications on the rooftop. Items would include an equipment platform, two power cabinets, a battery cabinet, FRP antenna enclosures with six panel antennas and six remote radio units, and more.

The expansion of legal nonconforming use (from abutting lot 8002 to the east) is proposed. Site alterations would include construction of vacuum stations and a driveway connecting the two lots.


Type 2 procedure (design review) – pending

Plans call for renovating the Alderway Building – preserving and enhancing the architectural character while introducing façade interventions to modernize the appearance and improve street-level engagement. The scope includes creating a new office entry, repairing and painting office-level windows, increasing storefront heights along Southwest Broadway, replacing all tenant entry doors, and adding canopies and signage for each ground-floor tenant. Excluding paint, the renovation would affect 1,200 square feet of ground-floor elevations. The design maintains historic massing and the materials palette while introducing clean and contemporary elements that align with recent interior upgrades and support long-term appeal. The existing building footprint would be maintained. Stormwater would be routed to the public storm main. New overflow roof drains would be added where none exist, and the overflow would be directed onto the sidewalk.


Type 2 procedure (historic resource review with modifications) – pending

Applicant: Steven Ehlbeck of Steven Ehlbeck Architecture & Design
Owner: Washington High School

The addition of a permanent canopy structure is sought for the Washington High School roof. Historic resource review is required because the proposal is for nonexempt exterior alterations on a historic landmark. A modification to a development standard is requested: exceeding the 45-foot maximum height limit with the addition of the 12-foot-tall rooftop canopy. The building was constructed in 1929 and is approximately 64 feet in height (base point to the top of the parapet), making it nonconforming.

Plans call for construction of a six-story, 24,000-square-foot multiuse building with retail/​office space and a residential lobby on the first level, residences on five levels above, and an underground parking level. There would be 17 residential units, including a penthouse at the top level. The project site is at the corner of Foster Road and 91st Avenue, abutting a plaza. There would be a visually distinct first floor.
