EUGENE 鈥斅燭he Eugene Family YMCA has sued the architect, general contractor, and engineering firm responsible for building its Don Stathos Campus, alleging that it has several聽construction聽defects.

The lawsuit, filed by the YMCA on Jan. 2 in Lane County Circuit Court, names as defendants Pivot Architecture, 颁丑补尘产别谤蝉听颁辞苍蝉迟谤耻肠迟颈辞苍, and PAE Consulting Engineers. The suit alleges the property damage is the result of 鈥渇aulty design, workmanship, inadequate supervision, improper coordination, improper repairs, improper or defective materials, failure to properly inspect the work at completion and noncompliance with applicable building codes.鈥�

Some of the issues highlighted in the lawsuit include inefficient hydraulic design of the splash pad, failure to include required floor drains in chemical rooms, widespread corrosion of stainless steel and other metals caused by moisture imbalance, chemical aerosolization and improper pressurization, excessive manual operational burden on YMCA staff due to nonfunctional automated systems, improper construction of the roof, and corrosion in the natatorium and adjoining spaces, faulty HVAC and pool mechanical systems, improper installation of sidewalks, interior doors and much more.

鈥淭hese defects have resulted in significant property damage鈥� worth an estimated $1.2 million, the lawsuit said.

The YMCA is demanding a jury trial, claiming breach of contract, negligence, and breach of warranty.

The 75,000-square-foot campus, located at 600 E. 24th Ave., opened to the public on Dec. 16, 2023.

After a decade of planning and a聽year and a half of聽construction, the facility cost about $48 million by its completion; it was one of the most expensive YMCAs in the country at the time.聽Salem鈥檚 new 51,000-square-foot YMCA, which opened last fall, cost about $30.5 million.

In a statement, Eric Kekel, an attorney representing the Eugene Family YMCA, said the nonprofit has been working cooperatively with the defendants to address the problems.

鈥淲e anticipate that cooperation will continue,鈥� Kekel said. 鈥淭he Eugene YMCA remains operational.鈥�
