The project consists of converting an existing warehouse at 3325 S.W. Moody Ave. in Portland, to a child-care center. The existing building, built in 1951, is approximately 18,706 square feet. It is a poured-in-place concrete structure with wood-bow truss structural ceiling, wood sheathing and built-up roof system. At this time, the building is not sprinkled, has no HVAC and is underserved in regard to power and water. The building is divided into two even halves by a central CMU wall.

The new child-care center will have an open-ceiling design that will stop classroom walls short of the roughly 15-foot clear height. Approximately 2,500 interior square feet will be used for an open-air playground area to be separated from the conditioned space with a storefront glass system. Numerous skylights will be added for ambient light and energy savings, and installation of new energy-efficient glazing will be required at all existing locations. Other work includes upgrades to utilities, mechanical, electrical, lighting and plumbing, new roofing and seismic upgrades.

Site improvements include creation of an outdoor playground with new perimeter fence and playground equipment, storm and sanitary connections, and ROW/streetscape improvements between the curb of Moody Avenue and the face of the building, including street trees, sidewalk, street lights and more.

Construction will start in January 2010 and is scheduled to be completed in June 2010. The center is slated to open in summer 2010.
