An architectural team for Chemeketa Community College has been designing the first building to begin the transformation of the college’s presence in McMinnville from an educational center to a full-service educational campus that can be accredited as such in the future.

The college purchased two-thirds of the former Tanger Outlet Mall on Highway 18 in McMinnville in 2002 to support this effort. The college district passed a capital projects bond in 2008, and the Oregon Legislature allocated funds to develop the first and second phases of a campus. The subject development in the Request for Proposals is the first phase of the project, which will consist of the construction of a new campus building that will house college support services, student support services, classrooms and laboratories, and related site and infrastructure work.

The building is anticipated to be a steel-framed structure. The selection of the exterior skin materials is currently under study. The building will consist of three floors, totaling about 53,000 square feet. The building footprint will sit on, and exceed, the un-built pad on the southeast corner of the site.

The project direct construction budget for Phase I development is $14.75 million. Site work is included in that figure and is budgeted at $1.5 million.

The project’s scheduled date for the Board of Education approval of a Construction Manager/General Contractor is Feb. 17.

The second bid package, the building shell, is scheduled for bid release on May 1, and the interior package is scheduled for release on June 1.
