The newest business park for the Port of Pasco, Wash., is a 125-acre site along the Columbia River. It is one of the last remaining undeveloped, levee-free shorelines in the Tri-Cities. It is also one of the port’s most valuable pieces of property because of the potential it holds for development and improving public access to the river.

This project consists of the construction of Building No. 1 and involves the construction of a new 20,166-square-foot Class A office building (shell and core) with a 8,600-square-foot single-use tenant improvement and related site development covering 8.11 acres (phase 1) of a 110-acre master plan at the intersection of Oregon Avenue and Ainsworth Street in Pasco, Wash.

The new business park has an osprey nesting platform on site that annually hosts a family. Ospreys are among the largest birds of prey in North America and are common near large bodies of water at lower elevations throughout Washington. The migratory birds generally return to Washington in late March or early April. They reuse nests, and continue to add sticks each year. Nests may be more than 7 feet across and more than 5 feet deep.

A pre-bid meeting will be held at 10 a.m. on Jan. 15 at the Port Administrative Office, 904 E. Ainsworth St. in Pasco. The pre-bid meeting will include a tour of the project site.
