The Knoll at Tigard is a new, 46,422-square-foot, multifamily residential development with 48 affordable apartments planned to be built at 12340 S.W. Hall Blvd. in Tigard.

Units are arranged in two wings, with a four-story wing to the south and a three-story wing to the north, flanking a central circulation lobby tower. Support spaces include a management office, community and meeting rooms, laundry rooms, as well as exterior site improvements. The bid excludes fire sprinkler, plumbing, HVAC and electrical bids.

The project is R-2 occupancy classification, Type V-A construction, wood frame construction consisting of 2.6 wall framing, TJI floor framing, and engineered wood truss roof framing. The four-story roof is to be a green roof.

There will be on-site parking for 42 cars. A 10,000-gallon cistern will collect rainwater from the roof to flush toilets.

Residential prevailing wages apply, Section 3 requirements apply, and MBE/WBE subcontractors are encouraged to bid.
