Umpqua Community College, in Roseburg, is requesting written proposals from qualified organizations for Construction Manager/General Contractor services for the Danny Lang Teaching, Learning & Event Center. This project is a result of fund-raising by the college and an $800,000 donation from local attorney Danny Lang.

UCC’s one-year certificate program in viticulture and enology prepares students for entry into the wine industry by introducing them to grape growing, basic principles of soil science, vineyard practices throughout all four seasons, and supervised practical work experience. The second-year curriculum emphasizes enology (wine making).

The architectural team, with the active participation of the college, has been designing the new building. The two-story facility, totaling approximately 21,899 square feet, will house a full range of viticulture, enology and culinary education programs as well as provide the college with a space to host a variety of public events.

The facility will house resources for teaching culinary arts, including food preparation and food and wine pairing. Classroom spaces will include distance-learning capability, a testing/chemistry lab, a fermentation processing lab and wine cellars. The institute will accommodate incubator winery operations with a commercial lab, wine making equipment, a tasting room and a retail outlet for student-made wines, local wineries and introduction to the local wine region.

This project schedule calls for Oregon State Board of Higher Education approval of a CM/GC firm on May 12. The selected firm will be expected to participate immediately after notification of intent to award in providing pre-design services, including plan review, value engineering and cost estimating. The target date to begin classes in the new building is September 2011.

The project’s direct construction budget for development is $5,290,000. Site work is not included in this figure and is budgeted at $640,000. Soft costs have been budgeted at $950,000.
