Central Oregon Community College is seeking the services of a qualified commissioning agent/firm for a major educational construction project at the college’s campus in Bend.

The science building project is in the beginning of the design development document phase; construction is set to begin in February 2011. Construction management will go through a traditional “design, bid, build” process, with full construction documents and specifications developed by an architectural firm. A general contractor will be hired to complete the construction.

The college is requesting proposals for commissioning services for this facility to ensure that all systems function properly upon occupancy and that the maintenance staff has adequate system access, control, monitoring capabilities, documentation and training to properly monitor, manage and maintain the facility.

Commissioned systems and assemblies will include central building automation systems, all equipment of the HVAC systems and controls, sensor lighting controls, emergency power generators and automatic transfer switching, life safety systems (fire alarm, egress lighting, fire protection), plumbing systems, verification of testing and balancing of all equipment and related equipment with air and water flows, power distribution system, and the security system.

The notice of intent to award is scheduled for July 29.
