This project consists of eight stories, totaling approximately 56,763 square feet, of Type IB construction at the corner of Southwest Fifth Avenue and College Street in Portland.

The building will have seven stories of residential housing constructed of light-gauge structure steel over a transfer slab that is above one story of retail constructed of concrete. The ground floor will include a mix of retail, a residential lobby, a residential sales office and a managerial unit. The upper seven floors will be a mix of two- and three-bedroom units. Also, a green-roof system will be used.

Other building components include metal siding; canopies; fiberglass window system; aluminum roll-up, glass storefront doors; metal joists; membrane roof; interior finishes; elevator; mechanical; electrical; site work; utilities; planting; and design-build fire protection.

The target is for the project to receive Leadership in Energy and Environmental Design silver certification.
