For today’s paper, I looked at the Portland-Milwaukie light rail project and the development that’s expected to spring up along that line.
The recently reported on a conducted in Minnesota, which interviewed 10 developers in the Twin Cities region.
The developers reported that they don’t expect the market to recover soon, and even after the next five years, demand will be for smaller properties, more rentals, and homes in already developed areas. The study also directly addressed the region’s plans for light rail.
When it comes to the region’s plans to expand its light-rail network, developers agree that light rail is an amenity, but some believe that 鈥渋t alone is an insufficient reason to pursue a project.鈥
That’s especially true, the report says, in commercial and office markets where tenants are in the mindset that parking is mandatory, and often free.
The report concluded that uncertainty, political and economic, are the biggest challenges for developers – no surprises there. We will have to wait and see if the Portland Development Comission and TriMet can help developers overcome that uncertainty and get the projects they want along Portland’s new, and already built, light-rail lines.
