The 30-story Mirabella exemplifies the top tier of a new housing market for Portland: luxurious, full-service, sustainable continuing-care retirement communities. The $222 million project stands apart with its combination of energy efficiency, elegance and health services.

The building has reduced both energy and water use by more than 40 percent through high-efficiency lighting, solar-powered hot water, dual flush toilets, occupancy sensors and many other resource-saving features. Together, these elements have made the project the first continuing-care retirement community in the country to attain LEED platinum certification, said Leonard Klein, Glumac鈥檚 mechanical principal.

Style is not sacrificed in these 224 units, however. 鈥淭he challenge was building to a level of quality that conveyed the intended elegance of the overall resident experience,鈥� said Bill Drinkward, project manager for Hoffman Construction, the project general manager. 鈥淲e went to extreme care to satisfy the intentions of the owner and the architect.鈥�

The rooms feature nine-foot ceilings, granite slab countertops, wood flooring, and extra-large windows overlooking the Willamette River, downtown Portland, and the West Hills. In addition, the tower includes a full-floor, formal dining area with a commercial kitchen as well as a pool, auditorium, library, unique common areas, and valet and concierge services.

The retirement community also has close ties to Oregon Health and Sciences University, which ensures access to a wide variety of medical and fitness services in the South Waterfront neighborhood and at OHSU鈥檚 Marquam Hill campus. The Mirabella offers physical therapy and special-care facilities, skilled nursing, and both assisted and independent living units.

The team faced a major obstacle when it discovered an underground duct bank that interfered with the shoring system for the underground garage. A major storm had already taken away eight working days in December, so the team had to work fast to redesign the garage.

The team managed to recover the schedule after each delay, and the project was finished under budget.

鈥淭he collaboration with the architect, contractor, and general contractor was second to none,鈥� Klein said. 鈥淭he project was exciting to be involved with and now I have a nice, warm feeling each time we drive past the building.鈥�
