The Matisse Apartments were designed to stand apart from the surrounding high-rise towers in Portland鈥檚 South Waterfront district. The design team envisioned the project as a 鈥渕eadow in a forest,鈥 hoping to accentuate the apartment鈥檚 unique rental offerings in the two, six-story, mid-rise buildings.

One building features a stucco and wood-panel exterior veneer, while the other building has a distinct shape and an exterior of composite metal panels. Dividing the 274-unit complex between two structures allows for a central courtyard and walkway, which encourages pedestrian traffic.

The project team of R&H Construction, Ankrom Moisan Associated Architects and Simpson Housing spent almost a year in preconstruction to review the design, budget and constructability issues.

The result: a LEED gold building completed on time and within budget that offers an alternative to the high-rise condos lining the waterfront.
