Building permits issued

  • A $3.3 million permit was issued for a 37,567-square-foot addition to an existing factory/industrial building occupied by Maruichi Oregon Steel Tube at 8735 N. Harborgate St. The applicant is Brett Hansan of Collins Architectural Group, the contractor is JH Kelly LLC, and the owner is Maruichi Oregon Steel Tube LLC.
  • A $697,515 alteration permit was issued for conversion of three units at the Q21 apartment building at 2112 N.W. Quimby St. to short-term rentals. The applicant is Kavahn Aman of YBA Architects, the contractor is Andersen Construction, and the owner is Rosan Inc., which is owned in part by members of the Andersen family.
  • A $753,092 permit was issued for alterations to a marijuana grow facility at 2515 N.W. Nicolai St. A revision will change two flower rooms, two storage rooms and an open area to one large storage room. The applicant is Ross Farland of Sublimity-based Dezine Works Inc., the contractor is GNC Construction LLC, and the owner is Bright Land LLC of San Diego.
  • A $1.7 million permit was issued for below-grade waterproofing and excavating for The Collective on 4th, a 15-story apartment project under construction at 1818 S.W. Fourth Ave. by Chicago-based developer Core Spaces. The applicant is Mike Coyle of Faster Permits, the contractor is John Hyland Construction Inc., and the owner is Fourth & Harrison LLC.
  • An $18 million permit has been issued for Holland Partner Group’s new six-story apartment building at 1755 N.W. Kearney St. The building will have 124 apartment units on five stories over ground-floor retail space and one level of below-grade parking. The applicant is Aydin Erhan of SERA Architects, the contractor is Holland Construction Inc., and the owner is HPG 905 NW 17th LLC.
  • A $4.329 million permit has been issued for podium work on Mill Creek Residential Trust’s seven-story Modera Buckman mixed-use project at 909 S.E. 12th Ave. Work will include the basement and concrete structure for the first three levels of the building; scope of work terminates at the top of the level three slab. The applicant is Rex Ingram of Leeb Architects, the contractor is MCRT PNW Construction LLC, and the owner is Samnick Holdings LLC.
  • A $1.61 million permit was issued on a deferred submittal for engineered wood joists for floors one through five of Broadstone Pearl, a 135-unit mixed-use building at 1411 N.W. Quimby St. The applicant is Ian Moore of developer Alliance Residential Co., the contractor is Alliance Pacific Northwest Builders LLC of Phoenix, Arizona, and the owner is Broadstone Pearl District LLC, also of Phoenix.
  • A $1.13 million permit was issued for construction of a new three-story, 24-unit apartment building with a basement at 4620 N. Maryland Ave. The applicant is Meron Alemseghed of contractor City Craft Development, and the owner is Geza Development LLC.

Building permit intakes

  • A $1.257 million permit is under review for tenant improvements to a building at 3031 S.E. Powell Blvd. It’s being converted from a bowling alley to a small-format Target store by MAJ Development Corp. Improvements include new finishes, lighting, restrooms, partitions, racking and walk-in coolers. The applicant is Liz Aiello of Seattle-based MG2 Corporation, the contractor is Skanska USA Building Inc., and the owner is MAJ Place HD LLC of Vancouver, Washington. A permit for core and shell improvements was issued for the project earlier this month.
  • A $9.461 million permit is under review for construction of a new five-story, 89-unit apartment building at 3802 N.E. Martin Luther King Jr. Blvd. The applicant is Dan Williams of Faster Permits, the contractor is VWR Development LLC, and the owner is Everett Custom Homes Inc.
  • A $1.156 million permit is under review for construction of a new 8,500-square-foot single-story core-and-shell building at 3612 S.E. 82nd Ave. The building will have a mezzanine and space for up to nine restaurant tenants. The applicant is Garlynn Woodsong of ABE/DMArC, the contractor is Woodsong Property Renovation Partners LLC, and the owner is TDH Investments LLC.

Facility permits issued

  • An $859,965 permit was issued for improvements to a Providence Health & Services women’s health clinic at 545 N.E. 47th Ave. The applicant is Kevin Dunn of Providence Health, the contractor is Andersen Construction, and the owner is Providence Health Services-Oregon.
  • An $895,000 alteration permit was issued for installation of new ductwork, air systems and condensing units on a medical office building at 2525 N.W. Lovejoy St. The applicant is Hobie Miller of contractor Alliant Systems LLC, and the owner is Lovejoy Medical LLC, which is registered to Killian Pacific.

Facility permit intakes

  • A $1.7 million permit is under review for alterations to a warehouse building at 2120 N.W. 27th Ave. for Adidas North America. Proposed work includes demolition of walls, construction of new walls to create a receiving area, conference rooms, open office and break room areas, a mezzanine storage area, floors, finishes, plumbing and electrical. The applicant is Philip Zwettler of MCA Architects, the contractor is Turner Construction Company, and the owner is AMB LLC, which is managed by the Bill Naito Company.
  • A $1.1 million alteration permit is under review for improvements to a building at 224 S.E. Second Ave. It’s being converted from a warehouse to a manufacturing/production facility. Improvements to the basement and three floors will include demolition of all walls, new elevator, exterior awning/canopy and loading dock extension into the right of way, replacement of the roof, parapet bracing, new walls to create tenant spaces, new ceiling, flooring, plumbing and electrical. The applicant is Mariam Mollaghaffari of Works Progress Architecture, the contractor is Siteworks, and the owner is Coffee Warehouse LLC, which is registered to an LLC managed by Beam Development.
  • A $1.044 million alteration permit is under review for tenant improvements to a cardiac rehabilitation center at 4805 N.E. Glisan St. The applicant is Joe Webb of owner Providence Health Services-Oregon, and the contractor is Andersen Construction. A separate mechanical alteration permit for the project valued at $458,000 is also under review.
