Building permit intakes for Jan. 1-7

• A $1.6 million demolition permit is under review for the razing of a 108-year-old warehouse building at 139 S.E. Martin Luther King Jr. Blvd. The applicant is Larry Atchison of Urban Resources Inc., the contractor is Hoffman Construction, and the owner is Ash Street Development LLC. The limited liability corporation is managed by Nicole Peterson of affordable housing developer BRIDGE Housing, which had a pre-application conference for a 12-story building at the site in 2013.

• A $10,070,000 new construction permit is under review for a new 15-story hotel at the southwest corner of Southwest 11th Avenue and Alder Street. The Mortenson Development project was approved by the Portland Design Commission last year. The applicant is Jon McAuley of SERA Architects, and the owner is H E Portland HC LLC.

Building permits issued for Jan. 1-7

• A $700,000 alteration permit was issued for a tenant improvement at 80 N.W. Davis St., a ground-floor space on the northwest corner of Gerding Edlen’s 38 Davis building. The build-out is for a commercial kitchen and restaurant for Airbnb private use with no public sales. The applicant is Jeff Vincent of Studio Petretti, the contractor is Balfour Beatty Construction, and the owner is 8L LLC.

• An $11,129,000 new construction permit was issued for the Jade Apartments and Community Center, a new mixed-use building with 48 residential units, common space and support space, as well as shell-only commercial space, at 8118 S.E. Division St. The applicant is Patrick Sullivan of SERA Architects, the contractor is O’Neill/Walsh Community Builders, and the owner is Metro (Lease Asian Pacific American Network of Oregon).

• A $2,480,529 new construction permit was issued for a new three-story, 30-unit apartment building at 5959 S.W. Virginia Ave. The applicant is Dan Williams of Faster Permits and the contractor/owner is Grove Development Inc.

• A $34,100,000 new construction permit was issued for a new 11-story speculative office building at 250 S.W. Taylor St., part of a nearly full-block redevelopment that will also include a 20-story hotel. The applicant is Matt Cindrich of Ankrom Moisan Architects, the contractor is Turner Construction, and the owner is Pacific Outdoor Advertising.

• A $6,500,000 new construction permit was issued for the Gilkey International Middle School project – a new three-story building at 677 N.W. Miller Road. The applicant is Sarah Post-Holmberg of Hacker, the contractor is Triplett Wellman Inc., and the owner is French American International School.

Facility permit intakes for Jan. 1-7

• A $700,000 alteration permit is under review for a 14th-floor apheresis clinic tenant improvement at Oregon Health & Science University’s Sam Jackson Hall, 3251 S.W. Sam Jackson Park Road. The applicant is Michelle Donohue of Ankrom Moisan Architects, the contractor is Fortis Construction, and the owner is the state of Oregon. A $196,000 mechanical alteration permit for the project is also under review, with the primary contractor out to bid.

Facility permits issued for Jan. 1-7

• A $944,000 alteration permit was issued for a Liberty Mutual tenant improvement on floors 4-7 and a lower-level mailroom of the Liberty Centre at 650 N.E. Holladay St. The applicant is JR Clark of Urban Renaissance Group, the contractor is Urban Renaissance Construction LLC, and the owner is 600 Holladay Limited Partnership. A separate mechanical permit, valued at $260,000, was also issued for the project; the mechanical contractor is McKinstry.

• A $1,097,800 alteration permit was issued for a Wells Fargo tenant improvement on the fifth floor of the Montgomery Park building at 2701 N.W. Vaughn St. The applicant is Tamra Lindstrom of Ankrom Moisan Architects, the contractor is P&C Construction, and the owner is Montgomery Park I LLC. A separate mechanical permit, valued at $219,560, was also issued for the project; the contractor is Streimer Sheet Metal Works Inc.

• Multiple new construction permits were issued on deferred submittal for Oregon Health & Science University’s Center for Health and Healing – South project at 3485 S.W. Bond Ave., including: $3,575,008 for metal wall panels; $1,023,541 for fiberglass windows; $6,223,594 for curtainwalls and storefronts; and $575,000 for exterior metal framing. The applicant is Tomasz Kaltur of contractor Hoffman Construction, and the owner is OHSU.
