Building permits issued for Oct. 22-28

• A $2,580,000 addition permit was issued for a tenant improvement and addition for a new tenant at 600 S.E. Belmont St. The applicant is Brian Peters of Woodblock Architecture, the contractor is Deacon Construction, and the owner is Wireless Connection LLC.
• Three new construction permits with a total value of $17,073,322 were issued for construction of three new apartment buildings on a 3.46-acre parcel on Southwest Canyon Court in the Sylvan-Highlands neighborhood, including:
  – a $4,929,603 permit for a building with 60 units on three floors over one level of structured parking
  – a $4,929,603 permit for a building with 59 units on three floors over one level of structured parking
  – a $7,214,116 permit for a building with 76 units on four floors over two stories of below-grade parking
  A fourth building with 72 units is also planned for the development. The applicant is Thomas Clarey of owner Sylvan Office Park, LLC, and the contractor is KeyWay Corp.
• Two new construction permits, each valued at $684,744, were issued for construction of three-story, six-unit multifamily buildings at 2155 N.E. Davis St. and 2018 N.E. Everett St. The applicant is Dan Williams of Faster Permits, and the contractor and owner is Everett Custom Homes Inc.

Building permit intakes for Oct. 22-28

• A $1,000,000 new construction permit is under review for a three-story, six-unit apartment building at 2514 N.E. Flanders St. The applicant is Richard Adams of Faster Permits, and the owners are Yoni Schwartz and Max Sass of Los Angeles. The primary contractor is out to bid.
• A $7,053,569 new construction permit is under review for a new six-story mixed-use building with 112 residential units over ground-floor retail space, tuck-under parking and bike parking, at 4728 N.E. Sandy Blvd. Koz Development, a Snohomish, Washington-based micro-housing builder, is the project’s developer. The applicant is Dan Williams of Faster Permits, the owner is Umpqua Bank, and the primary contractor is out to bid.
• Five new construction permits totaling $5,140,000 are under review for a new five-building, 60-unit apartment complex at 212 S.E. 143^rd Ave. The applicant is Doug Circosta of Doug Circosta Architect LLC, the owner is Portland Habilitation Center Inc., and the primary contractor is out to bid.

Facility permits issued for Oct. 22-28

• An $864,404 alteration permit was issued for speculative improvements to the 35^th floor of the Wells Fargo Tower at 1300 S.W. Fifth Ave. to return the space to a shell for future tenants. The applicant is Bryan Monroe of contractor Commercial Contractors Inc., and the owner is SOF-XI WFP Owner LLC of Greenwich, Connecticut. Separate permits were also issued to Commercial Contractors Inc. for similar work in the building, including one valued at $532,430 for Suite 900, one at $421,152 for suite 2600, and another valued at $452,215 for the entire 31^st floor.
• A $652,000 alteration permit was issued for tenant improvements to all floors of the west anchor tenant space at the Lloyd Center mall at 2201 N.E. Lloyd Blvd. The work will include demolition of walls, ceiling, flooring and finishes to return the tenant space to a shell. The applicant is Anna Wilcox of Waterleaf Architecture, the contractor is Colorado Structures Inc., and the owner is Capref Lloyd Center LLC.
• A $1,293,000 alteration permit was issued for a tenant improvement for Cosgrave Vergeer Kester on the 24^th floor of the Standard Insurance Center at 900 S.W. Fifth Ave. The applicant is Michael Leigland of GBD Architects, the contractor is Walsh Construction Co., and the owner is Standard Ins Co (Lease Mult Law Library).
• A $1,325,792 alteration permit was issued for improvements to the Portland Bureau of Development Services’ space in the Fourth Avenue Building at 1900 S.W. Fourth Ave. Permitted work includes restroom upgrades on all floors, a locker room remodel, and remodel of janitor’s closets on two floors. The applicant is Randi Selleck of the Portland Office of Management & Finance, the contractor is Skyward Construction Inc., and the owner is the state of Oregon.
• A $586,315 alteration permit was issued for a new fire alarm system at the Portland Building at 1120 S.W. Fifth Ave. Permitted work includes a new main fire alarm control panel and two transponder panels at floors six and 13. The applicant is Sean Cox of OEG and the owner is the city of Portland. No contractor is listed.

Facility permit intakes for Oct. 22-28

• A $773,000 alteration permit is under review for improvements to a Multnomah County building at 1417 S.E. 122^nd Ave., including demolition, voluntary seismic upgrade, and new demising walls. The applicant is Greg Hockert of Multnomah County; no contractor is listed.
• A $3,071,500 alteration permit is under review for improvements to Oregon Health & Science University’s Vollum Institute building at 3181 S.W. Sam Jackson Park Road – Building VIAB. Proposed work includes minor demolition and remodels on the basement through fifth floors. The applicant is Aric DeBriae of ORANGEWALLstudios, the contractor is MA Mortenson Company, and the owner is the state of Oregon. A $1,750,000 mechanical alteration permit is also under review for the project; the primary contractor is out to bid.
• A $952,419 alteration permit is under review for a tenant improvement for Roundhouse at the Custom Blocks building at 925 S.E. Main St. The applicant is Eric Wenzel, the contractor is Perlo Construction, and the owner is Premium Property – CSNS LLC.
• A $575,000 alteration permit is under review for a tenant improvement for Noventis at the Lincoln Building at 421 S.W. Oak St. The applicant is Matt Fitzgerald of GBD Architects, the contractor is R&H Construction, and the owner is G&I VII Lincoln Building LP of New York City.
