Location: SpringfieldWork on the PacificSource Health Care Plans Headquarters began with a complete interior demolition within the 250,000-square-foot occupied office building. That was followed by a full build-back which included slotted wood wall panels with vertical fins around the radiuses, radius walls and decorative ceilings. Existing wood floors were replaced with 3-inch by 3-inch floor tiles, and steel railings throughout the building were replaced with wood-capped glass railings.
Major structural modifications included the addition of a two-story atrium that features the largest skylight west of the Mississippi. With 18 panels spanning a total length of 700 feet, the skylight is composed of structural glass and the panels are connected with an aluminum frame.
Significant upgrades were made to the building鈥檚 existing mechanical system and VAV units. The team replaced all plumbing fixtures, finishes and interior lighting. In addition, a new comprehensive audio/visual system was installed.
A challenge occurred during the demolition of the upper floor of the two-story building. Upon removal of the plywood flooring, crews encountered about two inches of lightweight concrete that had major cracks running throughout the entire floor. Since all of the wood flooring was being replaced with tiles, the floor had to be extremely 鈥済lass flat鈥 to prevent the tiles from buckling against each other.
Another complexity during the project was a live data center located in the middle of the building that was required to be operational 24/7. The team successfully kept it in service throughout the entire project by working closely with the data center operations management team.
PacificSource鈥檚 new headquarters incorporates a generous amount of environmentally conscious wood wall and ceiling panels utilizing American white oak instead of specified European white oak. The team also upgraded all lighting to lower-energy fixtures and replaced all plumbing fixtures with low-flow ones.
