Built in 1967, Ya-Po-Ah Terrace is a modernist concrete and glass structure on a large site at the base of Skinners Butte. The 260-unit affordable apartment complex features community gardens, a pet area, and an outdoor BBQ and patio space for its vibrant community of seniors. Amenities also include a dining hall with a stage, multipurpose room with exercise equipment, conference room, hobby/game room, convenience store, beauty salon and a library.

A significant renovation project included replacement of the building exterior window wall on 16 floors, a new storefront system on the two lowest levels, voluntary seismic upgrades and replacement of the HVAC systems and ventilation.

In addition, the renovation added insulation and a new roofing system, reconfigured existing units to create 12 accessible units, and involved site renovation to accommodate accessible parking. The building was fully occupied during construction, with apartments temporarily vacated in phases throughout the project.

Crews replaced 18 floors of glass with new energy-efficient triple pane windows. Specialists installed an energy recovery ventilation system that reuses heat from outgoing air to warm incoming air. Energy bills for the Ya-Po-Ah Terrace will fall by 45 percent and the total energy use will decrease by 63 percent.
