The 100-year-old J.K. Gill Building in Portland鈥檚 central business district contains 100,000 square feet of commercial space. Renovation of the 10-story historic structure included an expanded lobby with a caf茅 and lounge, modernized elevators, new storefront entry doors and canopies, and an expansive skylight on the 10th floor.

Other improvements are high-efficiency HVAC, plumbing and electrical systems, recommissioning of operable windows and the addition of new, gender-neutral bathrooms. Among the building鈥檚 amenities are spa-grade showers, lockers and tenant lounge, secure storage for 50 bikes, and a fitness center featuring Peloton bikes.

The new storefront windows and double-height space on the ground floor have a striking effect at the corner of Southwest Fifth Avenue and Southwest Harvey Milk, and create an attractive opportunity for a tenant seeking visible, dramatic space with branding opportunities.

Hazardous materials abatement during the renovation proved challenging. Most historic properties have undergone many years of layers of improvements without full mitigation of old hazardous materials. Unable to 鈥渟ee鈥 all areas of the building due to the heavy buildout on all floors by the previous tenant, the team found a substantial amount of hazardous material as it began demolition. It had to get creative with the budget to abate all of the material.

Zoning and building code compliance also were complicated by the building鈥檚 age. Fire Command Center equipment, the fire alarm system and fire protection system equipment had to be replaced. The renovation equipped the building with a new fire escape and code-required improvements were made to the main exit stairwell so the quarter-block building can be safely used and exited. The city provides an alternative path to compliance that enables historic properties to maintain their original character, allowing the two sides of the building with expansive window lines to remain unobstructed by additional improvements.
