A 2016 gas leak from a neighboring construction project caused an explosion that completely destroyed the original wood frame structure at the corner of Northwest 23rd Avenue and Glisan Street, and caused major damage to the 2281 Glisan building, now known as NWGS.

Fortunately, the NWGS building鈥檚 core structure remained intact and was deemed sound for construction. The goal was to create a unique and inviting retail space at ground level and a multi-level permanent residence above.

The design inspiration for the NW23 mixed-use building was to be a simple 鈥渇abric鈥� building that responds to and reinterprets the historic building types found throughout the district. NW23 is one of the city鈥檚 smallest vertical commercial construction projects in recent history. Details include metal exterior cladding and Juliet balconies.

NWGS is wrapped in stone, glass, metal panel and stainless-steel mesh. A side setback for parking and loading access allows for uninterrupted light and views to the south and east. Within the residence, a minimal palette of wood, plaster and stone create a neutral field for the owner鈥檚 art and furnishings.

Working with the existing bones of the former structure proved to be challenging, as did the tight construction site within the bustling neighborhood.
