Rose Villa Senior Living completed a functional expansion on the urban core of its 22-acre garden campus. The four-year project incorporated sustainable features, uniquely prioritized environmental stewardship, and focused on creating a place that is healthy for staff, residents and nature.

The project added two new buildings at its south end 鈥� Schroeder Lofts and Madrona Grove. At first glance, Madrona Grove, a four-story, steel-framed building with a two-story licensed residential long-term care facility, and Schroeder Lofts, a five-story, wood-framed, multi-use building, may seem like separate projects. However, they are connected below grade and were designed, permitted and constructed together as one. The buildings surround a shared landscaped courtyard that serves as an outdoor room, which encourages social interaction and outdoor living, and creates further dialogue between buildings.

This project prioritized the quality of life for people that live, work and visit here. One way that the team did this was by incorporating as much natural daylight as possible into the design. Hence, there are south-facing sunrooms on each floor of the Madrona Grove building and the Schroeder Lofts have decks or patios for outdoor living, floor-to-ceiling window walls in the living spaces, and shared outdoor amenity spaces.

Sustainability also was key, demonstrated with use of low-flow fixtures, LED lighting, R-values in walls and roofs that are above code requirements, and tinting of the windows to enhance efficiency for the mechanical heating and cooling systems. The landscaping focuses on native plant integration and aims to meet Backyard Habitat Certification Gold requirements.

The use of ROSIE (Recycled Organic 鈥淪tuff鈥� is Everywhere), a system that recycles greywater in Schroeder Lofts, is one of the most notable sustainable features, the first-of-its-kind in the Portland senior living marketplace. The system is a water conservation approach that is designed to reduce the use of potable water for things like toilet flushing and irrigation and will save approximately 303,214 gallons of potable water per year.
