Plans call for using the long span option because it would require the fewest columns in the unstable soil near the river, making it the most seismically resilient option with lowest cost and fewest impacts to natural resources.

This limited renovation would include replacing windows on the second through fifth floors, recoating the existing Exterior Insulation and Finish System (EIFS), replacing exterior joint sealants, cleaning and sealing masonry and concrete, painting balcony railings, and replacing the waterproof traffic coatings at the balconies. Interior improvements would include replacing common area flooring, replacing lighting throughout, upgrading elevator finishes, and replacing fire sprinkler heads. No new buildings are proposed. There would be no change of use or occupancy levels. Rather than recoating the EIFS, an alternative of replacing it with lap siding is being considered. This option would still include replacing the windows on the second through fifth floors.

Plans call for a chiller replacement that includes demolition work on the ground floor, and addition of three air-source heat pumps on the roof of 鈥淏uilding B.鈥 The pumps sit on a steel platform and are screened. Ducts would be routed from rooftop equipment down to the existing ground-level mechanical room. Ducts would be mounted to the exterior face of the western egress stair and be clad and painted to match the building.
