Lam Research Corp. has completed a 120,000-square-foot research and development facility at its Tualatin campus, adding capacity for 700 employees and reinforcing the semiconductor company鈥檚 long-term investment in Oregon鈥檚 Silicon Forest.
Lam Building G, located at 11255 S.W. Leveton Drive, rises four stories and serves as a new architectural gateway to the existing campus. The project was delivered by general contractor Perlo Construction and designed by Mackenzie, which also provided structural, civil and landscape engineering services. Corbin Consulting Engineers handled mechanical engineering.
The building features an angled fa莽ade, a four-story atrium, a skybridge connection, and high-tech metal finishes that reflect Lam鈥檚 brand identity. Interior amenities include a cafeteria, fitness studio, training center, and outdoor spaces designed to support employee well-being.
The desired building height exceeded typical tilt-up concrete capabilities, pushing the project team to engineer a hybrid structural system combining tilt-up concrete panels, steel framing, and insulated metal panels. The uncommon approach allowed the team to meet Lam鈥檚 programmatic needs without sacrificing constructability, though it required precise engineering, careful trade sequencing, and close coordination throughout construction.
COVID-era supply chain volatility added further complexity. The team responded with early procurement strategies, phased purchasing, and real-time decision-making to secure long-lead materials before shortages could affect the schedule. A dual permit structure covering the core and shell separately from tenant improvements required continuous coordination among the owner, contractor, and design team.
Safety planning was integrated early and continuously refined given the project鈥檚 fast-track schedule and complex material handling. Perlo implemented task-specific safety analyses, daily coordination huddles, and phased logistics plans to manage tilt-up panel lifts, steel erection, and skybridge installation. COVID-era protocols required enhanced site controls, distancing strategies, and material-handling adjustments throughout construction.
On the sustainability front, the building is pursuing LEED certification. Site features include native, low-water plantings, high-efficiency irrigation, and landscape areas that qualify as LEED open space, supporting pollinators and local ecosystems 鈥 consistent with the City of Tualatin鈥檚 Bee City USA affiliation.
