Tapani Inc. has completed One26 Vista, an eight-building, 238-unit garden-style apartment complex in Vancouver, finishing the project seven months ahead of the original schedule.

Located at 6914 N.E. 126th St. on a 9.22-acre site, the development totals 273,735 square feet and includes one-, two- and three-bedroom units and two courtyards. The project was delivered in December 2025 for owner Vista Residential Partners.

The early completion stemmed from proactive preconstruction planning. Through on-site soil sampling and collaboration with the geotechnical engineer, the team secured a soil re-classification that reduced the amount of rebar required in the slab for liquefaction mitiga-tion, generating cost savings of approximately $110,000.

The project features a garden-style layout with modern architecture and secure access en-tries. It showcases a contemporary Pacific Northwest/Scandinavian-inspired material pal-ette with clean lines and natural tones. Interior features include energy-efficient appliances, quartz countertops, tile kitchen backsplashes, modern laminate cabinetry and flooring, roller shades and air conditioning. Community amenities include a clubhouse, fitness cen-ter, pool and hot tub, enclosed dog park, and a package concierge system.

One of the project’s defining challenges was a complex sewer installation requiring ex-tremely deep trenches in Type C soils. All utilities had to be installed in a designated area before vertical construction could begin, demanding detailed logistics planning and close coordination among critical trades. An additional challenge involved a directional bore be-neath 72nd Avenue and installation of 30-foot utilities. Because Tapani self-performed both civil and concrete scopes, coordination between those phases was seamless and contrib-uted directly to the schedule acceleration.

Safety was managed through a comprehensive, integrated program featuring weekly safety meetings, daily pre-task planning and pull-plan scheduling aligned with safety protocols. The approach allowed the team to anticipate potential conflicts between trades and se-quence work to mitigate hazards proactively. Both project team members and in-house safety personnel conducted mobile safety checks to support real-time accountability and documentation.

The development incorporates EV charging stations among its sustainable features. Logs from the site were reused in the dog run as play structures, and durable, low-maintenance finish materials extend lifecycle performance. The efficient unit layouts and building design support reduced energy use.

Critical agency partners included the Clark County Building and Engineering Department and the Clark Regional Wastewater District. Third-party consultants contributing to the pro-ject included Columbia West, Structural Waterproofing Consultants and Jensen Hughes, an ADA consultant. LSW Architects served as architect and interior designer. Structural en-gineering was provided by Kramer Gehlen & Associates, and civil engineering by Harper Houf Peterson Righellis Inc.
