PROJECT DESCRIPTION: A historic, bowstring-trussed warehouse was transformed into an 11,500-square-foot, state-of-the-art design and manufacturing studio for ECCO Leather, an international company that manufactures shoes, clothing, and accessories. The new working showroom embraces the existing industrial texture, creating an engaging aesthetic for showcasing products, inspiring collaborative research and development, and offering hands-on demonstrations and events.

Joseph Hughes Construction (JHC) worked with Scott Edwards Architecture to transform the century-old service garage building into a versatile and open space that promotes ECCO Leather鈥檚 energetic and collaborative culture. The garage had vehicle aisles on the north side. The native slab was sloped south to north and west to east to facilitate drainage. This was not apparent on the topping slab, so the building appeared level on the north side. This was challenging for the JHC team to address when leveling the new structural steel as every plate was a custom set. The structural slab also had an old thermal heating system tied to a boiler. When JHC cut through the stairs, the old pipes became exposed and were still filled with a lot of water.

One interesting feature is the building鈥檚 old stained green concrete. When polished, it looks like emerald, which the JHC team called nostalgic. That added to the modern design for the renovated space.
