PROJECT DESCRIPTION: This three-building development, in the Hillsdale neighborhood, will hold 149 affordable units and one unrestricted manager鈥檚 unit. The Portland Housing Bureau awarded $18.56 million in Metro bond funding to Innovative Housing Inc. to develop the project.
Apartments will have one to four bedrooms and be regulated for households earning up to 30 percent, 40 percent, 45 percent or 60 percent of the area median income. Project-based Section 8 vouchers will be provided to 38 extremely low-income households.
The largest building will include a laundry room on each floor; two smaller buildings will offer laundry machines inside units. There will be a large, central courtyard and a children鈥檚 play area. Amenity rooms will be able to accommodate small group gatherings, and two large community rooms will serve a regular after-school program as well as other on-site programming. An array of service organizations will partner with Innovative Housing to provide on-site programming and assist with community outreach and engagement.
The team is using $1.74 million from the Portland Clean Energy Community Benefits Fund to pay for high-efficiency heating and cooling systems and appliances. A solar array will offset utility costs.
The project is expected to be completed in late 2027.
