Plans call for construction of a temporary, 26-unit pod village outdoor shelter and trash enclosure. Interior tenant improvements would include preparing 5,000 square feet of the unused second floor for occupation. Egress stairs and an elevator would be added. Site work would include adding more than 1,000 square feet of impervious paving. On-site stormwater management would take place via a dry well or filtered catch basins. The work also would involve right-of-way improvements as required.

The renovation of the lowest two levels of the facade at 310 S.W. Alder St. and the entire facade at 622 S.W. Alder St. will reintroduce materials and forms that take design inspiration from the iconic mercantile storefronts of downtown Portland in the 1930s. Embossed metal cladding, dark granite bases and pilasters, back-painted glass, metal tracery trim and fabric awnings are planned to visually link both buildings’ ground floors as the new James Beard Public Market. The renovation of 610 S.W. Alder St. will include replacing the more modern granite cladding and aluminum windows on level 2 with terra cotta cladding and wood-framed windows to match the existing building and original design as well as reintroducing the original storefront rhythm of pilasters and windows on the ground floor. The proposed signage includes back-painted glass panels, a blade sign at the corner of Alder Street and Sixth Avenue, and a sign atop 622 S.W. Alder St. A new loading zone would be located on Alder Street.

New restaurant space is planned on the Mikado building’s first floor. Exterior work would include construction of new exterior doorways to comply with accessibility and egress requirements, installation of a new sign and ground-floor lighting, and application of wall paint. There would be no change to how stormwater is handled.
