Mandatory adjustments are sought for construction of a six-story, 45,584-square-foot building with 59 apartments (a mix of studios and units with one, two or three bedrooms). Plans call for including a ground-level community room, shared outdoor space, shared laundry space, and office space for support of the residences. Level 1 stormwater treatment (full on-site filtration) is proposed. Runoff would be collected from proposed impervious areas to the maximum extent possible. A sediment basin and a precast concrete dry well are proposed.

A renovation of the entire Selling Building is planned to accommodate the James Beard Public Market. Plans call for preserving and expressing the original timber columns and beams and solid wood floors that were concealed in earlier retail incarnations. The proposed facade would be distinguished by a civic scale and proportions. Other materials would include concrete plinths, painted steel at the storefront and entry canopy, and small areas of metal-panel cladding. Three large, operable storefront panels would create an indoor-outdoor atmosphere during parts of the year. A proposed fascia sign would be affixed to metal-mesh wall panels and landscaped with vines.

Portland State University is proposing to renovate and expand the approximately 2,000-square-foot Indigenous Traditional Ecological & Cultural Knowledge Center. Approximately 800 square feet would be added to the building’s northeast corner. Plans are to add classrooms, one office, storage space, an outdoor deck, and amphitheater space.

Plans call for removing and replacing the wood retaining wall along Magnolia Trail within Washington Park and Hoyt Arboretum. The existing wall is approximately 35 feet long and structurally compromised. The new wall would provide long-term slope stabilization as well as improve drainage and trail safety. The aim is to enhance the visual quality and durability of the trail infrastructure while reducing future maintenance needs. The new wall could extend up to 100 feet.
