SIGNIFICANCE OF PROJECT: Modern Building Systems was contracted to provide design, engineering, manufacturing and construction of the only medical, dental and pharmacy facility within 30-plus miles of Port Orford, on the southern Oregon coast. In addition to health care spaces, the two buildings hold administrative offices, restrooms, laundry space, and warming space for the area’s homeless population.
Factory-built construction was chosen in order to avoid weather-related issues that often affect coastal projects. The method also allowed the team to limit the number of tradespeople on site, which in turn made adherence to COVID-19 regulations easier. In addition, prefabrication reduced costs and allowed construction to occur at an expedited pace without any sacrifice to quality.
Several modifications were made to ensure longevity for the buildings in an area that sees frequent high winds and excessive rainfall.
Some key components include: shingles rated for winds up to 150 mph; stainless steel roof flashings and counter flashings; lead plumbing boots for inside and outside; siding in a variety of horizontal and vertical looks with stainless steel fasteners; dual-pane windows with tan vinyl frames; fiberglass exterior doors and stainless steel hinges; prefabricated, wood-hinged trusses; luxury vinyl tile and vinyl flooring; and locally purchased and milled Port Orford cedar trim accents.
